WHY PRE-APPROVALS?

WHY IS BEING A PRE-APPROVED BUYER SO IMPORTANT?

There are several reasons why, but in the 35 years of being a full time realtor I know what I believe that the 3 biggest reasons are.

 

1. Most all real estate companies in North East Ohio have a policy, written or verbal that no offer on any property they have listed should be presented without a pre-approval letter. So say you find the home of your dreams and you would have qualified for that price range, now your hustling to get pre-approved for a mortgage loan and that home gets sold to someone else.

 

2. It's your lucky day and you were able somehow to find a house, make an offer and the seller excepts it without being pre-approved for a mortgage loan. That offer was for $150,000. You now call a lender and they tell you that you qualify for $100,000. Not only are you not getting that home you are probably going to feel very disappointed.

 

3. You want to buy a house but you don't want to spend more than $100,000. You look for months and can't find anything that you like. You've seen other homes on websites for $130,000.00-$140,000.00 that you love but you're pretty sure those are out of your budget. Those homes sell. You finally call a lender and they tell you the you can afford a $140,000.00 and that your monthly payment will be the same or cheaper than the rent you pay every month. It's back to the drawing board.
