Veterans Mortgages - Determining VA Loan Eligibility

VA loan eligibility guidelines are determined by the U.S. Department of Veterans Affairs. A Certificate of Eligibility shows the amount of entitlement. Those interested in VA home loan benefits may find it helpful to speak with a VA loan professional to understand their own eligibility and entitlement.

...the VA determines eligibility on a case-by-case basis...

In order to be considered for the VA home loan program, a borrower must meet military service requirements. The eligibility requirements vary depending on when the military service was completed, but can be summarized as follows:

90 days of active duty during wartime

181 days of continuous active duty during peacetime

6 years of service for Reservist/National Guard

For applications involving military discharges that are other than honorable, the VA determines eligibility on a case-by-case basis.

A potential VA borrower must obtain a Certificate of Eligibility (COE) before applying for a veterans’ mortgage. The Certificate shows the lender how much entitlement a borrower has available.

Borrowers who are eligible for a VA loan can enjoy:

No down payment (100% financing)

No private mortgage insurance (PMI)

Relaxed qualifying standards

Competitive interest rates

No penalties for mortgage pre-payment

Cash-out and debt consolidation

Streamline rate reduction

Ultimately, the VA determines whether a person is eligible for VA home loan benefits. For more information on your own eligibility, you can contact the U.S. Department of Veterans Affairs, or speak with a VA loan professional.

Online Help for Wounded Warriors

Three Federal Departments Collaborate on National Resource Directory

WASHINGTON (Feb. 25, 2010) - The federal departments of Veterans
Affairs, Labor and Defense unveiled today an improved Web site for
wounded warriors.

"VA is committed to tapping into the full powers of the Internet to
provide accurate, timely, easy to find and easy to understand
information that improves the lives of Veterans, service members, their
families and all who care for them," said Secretary of Veterans Affairs
Eric K. Shinseki.

The National Resource Directory is a comprehensive, free, online tool
for wounded, ill and injured service members, Veterans and their
families. Visitors to the site can find an extensive range of
information about Veterans' benefits, including disability and pension
benefits, VA health care and educational opportunities. The site also
provides information for those who care for Veterans, such as access to
emotional, financial and community assistance.

The Web site has been enhanced to provide a single point of access to a
wealth of information from more than 10,000 sites by federal, state and
local governments and organizations offering services for wounded
warriors.

"This online directory is an invaluable resource for those involved in
helping service members and Veterans," Shinseki said. "Reliable
information about government and private-sector programs can be a
priceless tool."

A recent addition to the Web site is a specialized section where users
can find help for homeless Veterans. These resources will help end
Veteran homelessness over the next five years.

The new design will help visitors find needed resources easily. Other
enhancements include a fast, accurate search engine; a "bookmark and
share" capability that allows users to share valuable resources on
Facebook, Twitter and other social media sites; and a news feature with
updates on relevant information and events. Resources are added daily.

Visit the site at: www.nationalresourcedirectory.gov

VA Home Loans - An Overview

For veterans and active duty military personnel, a VA loan can be the most flexible home financing option available. Zero down payments, no private mortgage insurance, relaxed qualifying standards, and low interest rates are some of the benefits enjoyed by VA mortgage holders.

...A VA loan is made by a VA-approved mortgage lender with a portion backed by the good faith and credit of the U.S. Government...

The VA Loan Guaranty Program began in 1944 in order to give soldiers returning from war the same opportunities to own homes as their civilian counterparts. Today, the general purpose of VA home loans is to provide veterans with secure home financing in appreciation for their service to America. The program is administered by the Veterans Benefits Administration, an organizational element of the U.S. Department of Veterans Affairs.

A VA loan is made by a VA-approved mortgage lender with a portion backed by the good faith and credit of the U.S. Government. The benefits of the VA loan program create one of the safest and most secure home financing options for VA-eligible borrowers.

Although there are over 23 million people eligible for VA home loan benefits, less than 10 percent have a VA mortgage. Typically those with two years of active duty in branches of Army, Navy, Air Force, Marines and Coast Guard are eligible for the VA Home Loan Guaranty Program. Some surviving spouses and Reservists/National Guard members also qualify.

A Certificate of Eligibility (COE) is needed before anyone can apply for a VA loan. A COE tells lenders how much entitlement a borrower has. Most COEs can be obtained by an approved VA lender on behalf of a borrower using a system called ACE.

Borrowers can expect to find the following benefits associated with VA loans:

No down payment (100% financing)

No private mortgage insurance (PMI)

Relaxed qualifying standards

Competitive interest rates

No penalties for mortgage pre-payment

Cash-out and debt consolidation

Streamline rate reduction

Generally, full entitlement is for a loan of $417,000. Income and credit qualifying is required before a loan of any amount is made. The VA guidelines for income and credit qualifying are more relaxed than that of many conventional loan programs.
